If you have purchased a home before you may be familiar with the process. If you are a first time homebuyer, the experience can seem confusing, frustrating, and intrusive. Many people don't realize that ALL mortgage lenders are supposed to follow the identical rules - those established by the Department of Housing and Urban Development, Department of Veterans Affairs, and the Federal National Mortgage Association ... better known as FHA, VA, or Fannie Mae. These loan products are still the most established and reliable products on the market today. FHA loans throughout their existence have remained the most reliable, fixed rate loan product with reasonable qualifying guidelines structured for the average home buyer. At this time, the maximum loan limit is $271,050.00. Congress is presently working towards increasing the loan limit and relaxing the present guidelines even more.
The basic FHA loan program only requires a 3.5% down payment. For those who qualify, there are additional FHA approved down payment assistance programs. THDA, Shelby County DPA, City of Memphis DPA, Nehemiah, MS Bond Program, and other non-profit organizations can pay most or all of your 3% down payment, pre-pays, and closing costs.
